In what has been a long-awaited project, today we got our first look at the new plans for the 1700 Central Avenue development. An application submitted today shows a 19-story mixed-use apartment building that will house 308 apartments and nearly 10,000 square feet of ground level retail space facing Central Avenue.

The development will serve as a welcome sign of sorts for the Grand Central District, located on the eastern end of the celebrated corridor. Stretching from Central Avenue to 1st Avenue South, the development will total up to 350,000 square feet. Plans also include a below-ground parking garage.
The application submitted today is a change from the previously-approved plans, and this newer version has scaled down the footprint of the project. The original plans took up nearly the entire block, encompassing 80,000+ square feet of ground area, compared to the 50,000 square feet in these new plans, which will cover 60 percent of the block. The new plan also significantly raises the ceiling, quite literally, going from seven stories to 19, and growing from 267 apartments to 308.
In the renderings from Place Architecture, there are three retail spaces fronting Central Avenue, and one on 1st Avenue South next to the leasing office. The largest space is a full 5,400 square feet, a quite large space that could fit any number of businesses.
