500+ new parking spaces coming to the EDGE District this spring

A brand-new parking garage is about to debut in St. Pete’s EDGE District, and it’s bringing more than just extra space. According to Ellison Development, the garage, part of the transformative development known as The Central, is nearing completion and awaiting final inspections before a planned opening in the coming weeks.

The garage will offer 540 parking spaces, 400 of which will be public parking, and available via a cashless app-based system. This addition already promises to ease parking pressure in one of downtown’s busiest neighborhoods.

The parking garage is just one feature of the 2.1-acre mixed-use project

The garage is just one element of The Central, a 2.1-acre mixed-use project that broke ground in 2024. Previously known as Orange Station, the development is a collaboration between Ellison Development, J Square Developers, Backstreets Capital, and DDA Development.

At the heart of the project is Halcyon, a striking 11-story office tower that marks St. Pete’s first new trophy office space in decades. The building will feature 130,000 square feet of premium workspace across 10 floors, along with 8,500 square feet of ground-floor retail. Halcyon’s amenities are designed with top-tier tenants in mind, including a modern fitness center, suite balconies, and an amenity deck.

Luxury hotel coming to the EDGE District

Next door, the 15-story Marriott Autograph Collection Hotel will bring 168 luxury rooms, a rooftop pool, a signature restaurant, and multiple ballrooms and event spaces to the neighborhood. The hotel aims to serve as the “living room” of the EDGE District—a welcoming social hub for visitors and locals alike.

The Central also includes 42 workforce housing units, supporting a more inclusive community with residences designed for professionals across income levels.
