As downtown St. Pete continues to expand vertically, single-family homes have been demolished and redeveloped to meet the city’s growing need for space. Next Design & Build envisioned a new structure where one of the last single-family homes once stood. However, instead of another towering building, the site will feature two separate but conjoined townhomes.
Darren Brinkley of Next Design & Build noted that getting approval for the townhomes wasn’t easy. With St. Pete struggling to find sufficient space, the city appears hesitant to approve anything that isn’t a large, multi-family development. The townhomes stand in stark contrast to many of the surrounding projects.

The site where Brinkley and his firm have broken ground is zoned for a development of up to 20 floors, compared to the three floors that will comprise the townhomes. “If we had applied for a 10-unit apartment building, it probably would have been approved [immediately],” says Darren.
Townhomes boasts the best perks of downtown living
Located at 323 2nd Ave. N., the townhomes will consist of two three-story structures. Each of the townhomes boasts the following:
- 3,800 SF
- High-end finishings
- 12′ ceilings
- Open plan living area on 3rd floor with powder bath and large walk-in prep kitchen
- Large master suite with huge walk-in wet area with tub and showers
- 2 guest suites with full bathrooms
- Oversized multi-use room with full bath (office, gym, additional guest suite, etc.)
- Floor-to-ceiling windows
- Large 3rd floor balcony
- 1st floor covered open area for grilling, a hot tub or dog area
- 2 car garages
Darren Brinkley of Next Design & Build refers to the firm as “concierge-style designers”. “[Like a concierge] clients only ever have to come to us,” he says. “We’ll find whatever they need.” The firm is a one-stop shop that aggregates the architects, interior designers, and builders—everything that goes into making a functional building—they even finalized the permitting for the townhome project.
