Helmed by Joseph Furst, Place Projects is working with the city and other key stakeholders, like the Warehouse Arts District Association, Deuces Live, and 3 Daughters Brewery, to revitalize the 5-block stretch between 1st Ave S. and 6th Ave S. by rezoning it for mixed-use purposes.
“People said that area would never be rezoned,” says Furst. Some 14 public hearings or so later, the initiative is gaining traction.

While the final code to rezone the area is still going through the legislative process, Furst hopes it will pass the final stage of approval by September. Approval seems inevitable under current conditions.
Rezoning Deuces corridor may increase equitable access
As St. Pete struggles for space, rezoning off the 22nd St. corridor (The Deuces) may address St. Petersburg’s need for more affordable housing, office, and retail space. Rezoning The Deuces corridor aligns with St. Petersburg’s larger 2050 Plan to develop along the SunRunner route, providing more city-wide connection and equitable access to transportation.
Right now, the 7 acres of land between 1st Ave S. and 6th Ave S. that Furst purchased back in 2019 remain relatively unutilized save for overflow parking for 3 Daughters Brewery and Urban Stillhouse, as well as a tow yard. The 5 blocks in question also have limited walkability, essentially severing access to businesses on either end of the corridor.
At the moment, Furst says there are no concrete plans for what he will develop once the area is rezoned. But additional stakeholders and businesses like 3 Daughters, Urban Stillhouse, and the Morean Center for Clay, anticipate that rezoning will increase accessibility and positively impact local businesses.
